Pinellas County Real Estate Values -North Pinellas County Median Price for Homes

Pinellas Real Estate Market report - I wanted to share this chart that shows what home prices are doing in North Pinellas County in the cities of Palm Harbor, Dunedin, Tarpons Springs and Oldsmar. (This graph is only for single family homes not condos.) While the median home values are still declining you have to look at what's happening in specific neighborhoods and homes on an individual basis. The thing most buyers are surprised to hear is that homes are actually selling at about 92% of the asking price so even though prices are down - sellers are pricing more realistically so the days of getting 20% off are gone in my opinion - while there are some deals like that it usually means you'll be turning around and investing signifcantly in the home so you're still not really getting a comparable home at 20% off in my experience.

Oldsmar homes (I.e. East Lake Woodlands) has seen some major price stabilization in 2010 after a significant drop over the last year.

When working with home buyers we do this analysis for the specific homes and areas you're looking at since the market is still very dynamic.
